New Home Owners Need To Follow up Clearance Certificates A hidden termite risk Over the past 2 years StewartS have had an increase in people
reporting they have termites after they have purchased a house and had a termite
inspection report (clearance certificate) carried out prior to purchasing the
house. These are reports from clients that have owned the property less than
one year The majority of these
people thought that having the inspection done was all that they needed to
do. That is
true to buy the property but if you are going to keep it then some form of
protection or termite monitoring program needs to be put in place. At present in StewartS believe that some of the increase in termite infestations
after purchase is due to a combination of reasons, some are: ·
The old organic chloride chemicals (Aldrin, Dealdrin, Chlordane,
Heptachlor, etc) are fading out and no longer providing protection to
buildings that they were applied. ·
The newer products used in termite control do not last as long ·
People knowing that they are going to sell their property let their
normal termite programs laps and termite barriers fade off earlier. ·
The general trend in the past decade to go to
alternate
methods of termite control rather than a full chemical barrier. ·
More people buying starter homes don’t take a long term view with
termite control programs and these homes with no termite control over the
years do eventually develop termite problems ·
The overall trend that there is a increase in general termite
infestations in homes from less than 1 in 6 homes 5 years ago to now greater
than 1 in 4 homes These and other factors combined along with the new homeowner not
being aware that there is a need to do more. Can and dose add up to disaster
with termites causing damage to the property. Making sure there are no termites when you buy a home should be the
start to an on going termite program to make sure that termite infestation
